Kō‘ula in Ward Village: Coming Soon!

Studio Gang’s newest high rise mixed use community, Kō‘ula will be located in the heart of Ward Village. Designed by architectural firm Studio Gang and interior design team Yabu Pushelberg, Kō‘ula is comprised of a “41-story mixed-use tower inspired by the island’s native red sugar cane, from which it gets its name – Kō‘ula.” Its architectural designs welcome the outdoors inside with floor-to-ceiling windows and the building’s gentle bend ensures Mauka to Makai views.

Similar to the Aalli project, Kō‘ula will consist of two buildings one low rise (the, “Podium”) and one high rise (the, “Tower”). This development is designed to feature 565 residences, 498 Tower residences and 67 podium residences, Kō‘ula offers a wide range of floor plans that provide a sense of comfortability to call home. Units will have the option of one- to three-bedrooms with living space from 300 to 1,500 square feet and a private lanai terrace.

Interior design team refined the word modernization from its beautifully designed materials, color, and textures selected in furnishing your new residence. Furnishings designed by Yabu Pushelbergl include the master bed with built-in side tables, lamps, dresser, guest bed with built-in side tables, living room sofa, lounge chair, ottoman, coffee & side tables, rug, credenza, dining table & chairs, bar cart, patio table & chairs, and counter stools.

It’s resort-style features include a 25-yard inset lap pool, poolside cabana, two oversized spas, and a fitness center with treatment room. Ohana Hale

Ohana Hale is the newest condominium to offer affordable residential units in Honolulu. Located at 929 Pumehana Street, the project is sandwiched between the neighborhoods of McCully and Moiliili. This will the first new development for the area in over a decade.

Ohana Hale will be 21-stories high consisting of 180 units and floor plan mix of studios, one, and two bedrooms. As an affordable project, 60% (108 units) of the building will fall under the Hawaii Housing Finance Development Corporation (HHFDC) guidelines.  Units will have higher view plains since there will be six levels (Floors 2-8) of parking below the building. There will be a total of 206 parking stalls. Residential units will start from the 9th floor up to the 21st floor.

Units at Ohana Hale will range in size from 316-419SF for studios, 483-504SF for one bedrooms, and 761-784SF for two bedrooms. Affordable units will be priced from $286,000 for studios to $491,000 for two bedrooms. Market units will be priced from $553,000 for one bedrooms to $836,000 for two bedrooms.

Building amenities are limited to a recreation area, roof deck, secured entrance, and bike storage. Maintenances fees are estimated at $.50 per square foot. This will be a pet friendly building. The Central Ala Moana Prices & Floor Plans

The Central Ala Moana will be the second Honolulu condominium developed by SamKoo Hawaii. The project will be built on a prime location right across from Ala Moana Shopping Center and close proximity to the last stop of the rail line. The site is located at 1391 Kapiolani Blvd. which is currently occupied by the Kapiolani Residence sales office and Taste Tea.

The Central Ala Moana will be 43 stories high and offer 512 Fee Simple units consisting of studios, one, two, and three bedrooms. One big attraction to this building is that 60% (310 units) of the project will be affordable with prices projected to start in the high $200K’s. Unit sizes will range from 389 square feet for studios to over 1,500 square feet for three bedrooms. Kapiolani Residence, SamKoo Hawaii’s first condominium is near completion and is projected to have residents move in at the end of the year or beginning of 2019. The first project sold out in about a week due to its attractive prices. The Central Ala Moana is expected to have similar results and interest from the public albeit prices will be slightly higher due to a more desirable location and higher quality finishes. Similar to Kapiolani Residence, a few commercial units will be located on the ground level of the project. An amenity floor is planned for the project and will feature a pool, cabanas, and a fitness room. 

Sales for The Central Ala Moana are expected to commence in the fourth quarter of 2018. Applications are currently available for affordable buyers at the Central Ala Moana’s Sales Gallery. The deadline for affordable unit applications to be sumbitted to the Sales Gallery is January 14, 2019 at 5pm.

The deadline to submit a completed qualified resident affidavit for market units is December 11, 2018. Unit selection will be on a first come, first serve basis via online registration.

Azure Ala Moana

Azure Ala Moana will be one of the first new residential towers to be developed in the newly branded Midtown Ala Moana neighborhood. Situated directly across from Walmart on the Diamond Head Side of Keeaumoku Street and just a short stroll to Ala Moana Center. Sky Ala Moana

Sky Ala Moana, Avalon Group’s newest project will be located at 1400 Kapiolani Boulevard – currently the Kenrock Building. Some current tenants at this complex include Friend Cafe, Salon Picasso, Twilight Bar & Grill, and Shishin Shiatsu. This project’s prime location in the Ala Moana area will allow a resident to walk to Ala Moana Shopping Center, restaurants, stores, and the future Ala Moana rail station.

The project will have a mix of residential and condo hotel units. Sky Ala Moana is projected to have two towers – a 43-story residential and a 37-story condo-hotel tower. The residential tower will have roughly 389 units comprised of one and two bedrooms and the condo hotel tower will have about 300 units comprised of studios and one bedrooms. The developer is partnering with architectural firm Design Partners Inc to work on the design and layout of the units and Philpotts for interior design and finishes.

There will be an affordable component in the project. The residential tower will have all market units and the condo-hotel tower will have several floors designated as affordable units.
